El pasat dia 25 de maig de 2023, es va publicar la\u00a0Llei estatal 12\/2023, por el derecho a la vivienda.<\/a><\/p>\n

Aquesta nova norma t\u00e9 com a objectiu regular el marc jur\u00eddic b\u00e0sic estatal del dret a l\u2019habitatge, incorporant tamb\u00e9 determinades modificacions de pes en normes rellevants com la Llei d\u2019Arrendaments Urbans, la Llei d\u2019Enjudiciament Civil o la legislaci\u00f3 fiscal (IRPF i IBI).<\/p>\n

Per fer m\u00e9s digeribles les novetats, hem decidit diferenciar el seu estudi en els apartats seg\u00fcents:<\/p>\n

    \n
  1. Nova regulaci\u00f3 de les pol\u00edtiques p\u00fabliques d\u2019habitatge (dret administratiu): \u00c9s el marc normatiu que el legislador estatal ha constru\u00eft per tal que es duguin a terme pol\u00edtiques p\u00fabliques d\u2019habitatge per part de totes les Administracions.<\/li>\n
  2. Canvis a la regulaci\u00f3 dels arrendaments Urbans (inclou modificaci\u00f3 de la Llei d\u2019Arrendaments Urbans): Previsions que suposen una modificaci\u00f3 de les relacions arrendat\u00edcies, a la recerca d\u2019un pret\u00e8s major equilibri entre les parts.<\/li>\n
  3. Canvis en la legislaci\u00f3 processal (Llei d\u2019Enjudiciament Civil): Es modifica la legislaci\u00f3 processal amb la idea d\u2019atendre les situacions de les persones m\u00e9s desafavorides que es trobin en procediments de desnonament o execuci\u00f3 hipotec\u00e0ria. S\u2019inclou una refer\u00e8ncia a la legislaci\u00f3 penal.<\/li>\n
  4. Canvis en la fiscalitat (Llei IRPF i Llei Hisendes locals): Previsions per incorporar nous avantatges fiscals relacionats amb el lloguer d\u2019habitatges, aix\u00ed com permetre els rec\u00e0rrecs a l\u2019IBI.<\/li>\n<\/ol>\n
